Budget considerations often limit a homeowner’s decision to renovate or remodel a home, since it has the biggest impact on what can be realistically purchased, both in terms of materials and professional services that may be needed. Finding affordable ways to maintain, upgrade and modernize a home is important because a home should provide a comforting, nurturing environment.

Here are five affordable actions to update a home from outdated or boring to modern and contemporary:

1. Take it one step at a time. You may be forced to remodel one room at a time or undertake one small project at a time, depending on your budget considerations. The most affordable action to update your home often involves taking it slow and simple, and being sure that you have the funding to complete each project before you start it instead of tackling things that will remain incomplete or partially completed. Nothing looks tackier than a home full of wishful thinking projects that never get completed!

2. Set realistic goals and stick to them. It is easy to imagine that you can afford both the massive television that you want and the furniture that you need from the same limited budget, but these rosy daydreams can lead to big financial problems in the real world. When you get ready to start a project or renovation, set realistic goals and priorities, with real needs ahead of things that are “wants” or extras. If you can do more, that is great, if not, you can be satisfied that you accomplished your goal.

3. Do not be pressured by what your friends and family members have. Keeping up with the Jones’s will leave you in a financial mess in many cases, and it simply is not realistic to think that you can always have what everyone else has if your budget is limited. Even those with more financial freedom will always know or be related to someone with just a little bit more, and there is nothing wrong with being happy and content with what you have and can afford!

4. Establish some sort of savings for emergency renovations or repairs. It is unrealistic to think that the things you have will never need repair or replacement, so a small portion of your monthly budget should include money that is saved for emergency situations. Save for big ticket purchases, repairs, and replacement items for your home and family needs, so that when the time comes to spend the money, you do not have to take it out of your family’s regular monthly income.

5. Brand name is not everything, and this should not be the factor that determines what you purchase and when. It is nice to be able to buy the trendiest brand names for home decor and design, but you can find many imitations and replicas of hot brand names at much lower prices through home decor outlets and similar retailers. Find the style you want, and then shop store and online sources that offer affordable good or high quality versions of those items. Especially when it comes to decorative items, you won’t be able to see much difference between a very expensive Kokopelli metal wall decor or rustic Western wall art and the more moderately priced version.

Good tips! I'm currently in the process of updating my home and follow most of these guidelines ... I set aside a few hundred bucks a month and then choose a project for that month. Paint the bathroom one month, get a new fridge the next, mount some shelves the next ect. Little by little, everything is getting done :)

This hub should help a lot of people achieve their home improvement goals in a much more realistic fashion. Voted up!
